Toronto homeowners spend good money on gutter cleaning every spring. They get the leaves out, the gutter flows, and they think the job is done. What they don't see is where that water is actually going when it comes out of the downspout.
If your downspout discharges water less than 4 feet from your foundation, or if it's dumping into a low spot where water pools, that water is soaking into the clay around your basement walls. And in a GTA summer storm that can drop 40 to 50 millimeters of rain in an hour, that pooled water is finding its way into your foundation.
How downspout discharge causes basement flooding
Here's what happens. A summer thunderstorm rolls through. Your gutters fill with water from a 2,000 square foot roof. All of that water channels down two or maybe three downspouts and exits right at ground level, usually within 12 to 24 inches of your foundation wall.
In a light rain, that's fine. In July when storms dump 50mm in 45 minutes, the water pools. It sits against your foundation. It pushes into the soil. The clay around Toronto basements doesn't drain fast. The water stays there for hours.
Hydrostatic pressure builds. Water finds the tiniest cracks in concrete, small gaps at the rim joist, weak points in the mortar on older homes. By the time the rain stops and the water drains, it's already inside. You're bailing out your basement at midnight.
We see this exact scenario constantly in Mississauga, Vaughan, Scarborough, and across the GTA. A home has a perfectly functioning gutter system. The downspout discharge is the problem. And it costs thousands more to fix after water damage than it would have to prevent.
Check where your downspout discharge is right now
Go outside to your basement and look at each downspout. Follow it to where the water comes out. Measure the distance from the discharge point to your foundation wall. If it's less than 4 feet, it's too close.
Also look at the grade around the discharge. Is water pooling there? Does it sit even after 24 hours of no rain? Is there a depression or low spot in the grass? That's telling you that water is collecting right where it will soak into the soil against your basement.
On older Toronto homes, especially postwar bungalows and semis in Etobicoke and North York, downspouts often just stop 12 inches from the house. The installer probably ran out of pipe or thought it would be fine. It wasn't. We've dried out thousands of basements in these older neighbourhoods where this exact setup caused decades of seepage.
The fix: extend downspout discharge away from your foundation
The answer is simple but often overlooked. You need to extend your downspout discharge a minimum of 4 feet from the foundation. Some codes and better practices call for 6 feet. The water should exit far enough away that it drains into the general landscape, not into the soil pressed directly against your basement walls.
You have a few options:
- Rigid downspout extension: PVC or aluminum pipe that extends 4 to 6 feet from the house. Bolts to your existing downspout. Looks clean. Works well if you have the space.
- Flexible downspout extension: A coil or accordion-style tube that's easier to work around obstacles. Not quite as durable but much simpler to install. Costs about $40 to $80 per downspout in Toronto.
- Pop-up discharge or dry well: Instead of a surface extension, water goes underground through a valve that pops up when it rains, then closes. More expensive ($400 to $800 per unit) but invisible and very effective on tight properties.
- Grading fix: If you can't extend the downspout, sometimes regrading the area around the discharge point to slope away from the house works. This is slower and requires ongoing maintenance.
The cheapest fix is almost always the flexible extension. A couple of these, installed properly, will pay for themselves the first time they stop a basement flood.
Why this matters more in summer
July and August are when Toronto gets its heaviest rainfall events. Climate patterns have shifted. We're getting afternoon and evening thunderstorms that dump an enormous amount of water in a very short window. When that much water comes off your roof and discharges against your foundation, the math is against you.
We get the most water damage calls in May (spring snowmelt and rain) and July (heavy storms). A lot of those calls could have been prevented if the downspout discharge was just moved 4 feet away from the house.
What if you already have water in your basement?
If you're already dealing with seepage or standing water, your downspout discharge is part of the cause. You need to fix it. But you probably also need a sump pump system or interior drain tile if you don't have one already. Water damage restoration and waterproofing often go hand in hand.
Start with the downspout. Fix that. Then have someone assess whether your basement needs dehumidification, floor drains, or a proper sump setup. If the water is already inside, a simple extension won't dry out your walls or prevent mould. You'll need professional water damage restoration to handle the moisture that's already there.

Fix it before the next storm
July is not over yet. August is coming. If you live anywhere in the GTA and your downspout discharge is close to your foundation, now is the time to move it. A $50 extension is worth vastly more than the thousand-dollar repair bill that comes when water finds its way inside.
